Window Sash Repairs

Window sashes must be regularly checked for mold, mildew and other damage. You can avoid the cost of repairs in the future by catching these issues early on before they get out of hand.

The sash is an internal frame that is able to move upwards and downwards in windows that are open. This article will demonstrate how to perform several simple repairs to sash.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and will last for many years if they are properly maintained. However, they can be damaged or degraded over time, due to exposure and normal wear. Sash repair experts can restore windows to their original condition and keep them looking great longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which can be found on both the sash as well as the frame. It could cause drafts if worn or loose. To fix it, start by determining your window's brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its width and height so you can get replacement weather stripping that matches.

Then, you can remove the sash from its holder and place it on an even surface that allows you to reach all four sides. If your sash has been double glazing near me-hung, remove the ropes and weights that should fall into the pocket inside the jamb lining. After you have removed the sash using the utility knife, take off the weather stripping that was left by hand or with a putty knife.

Glass-Replacement-150x150.jpgAfter the sash is cleared, you can install the stoppers that separate the two sashes. These are long pieces that separate the sashes. Pam likes to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard. However, you can also use scrap wood.

After removing the parting stops and trimming them to your desired length then apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound with your putty knife, then let it dry for at least a few days. When it's completely dried then apply a top coat of acrylic latex paint. This will help protect the putty, and give your sash a modern appearance.

Sash Hardware

The hardware that supports window sashes susceptible to wear and tear due to age and use, and the result can be a door or window that can't be opened or closed easily. The good news is that repairing and replacing this hardware is generally quite simple and inexpensive. If a sash isn't easy to operate try spraying lubrication into the jamb channel and then open it to see if that fixes the problem. If not, the issue is likely with the sash balance, and you'll have to take off the sash to gain access to this hardware.

Ideally, window sashes should move open and shut without effort, but this is difficult when the weights wear out or if the sash's meeting rail isn't properly glazed. This issue could be caused by various reasons such as an absence of maintenance or window repairs a mismatched weight rating.

If the hinges on the window begin to move, this could cause the sash to drag and then hit the frame at the opposite corner (Photo 1). To address this problem, window repairs first ensure that the sash fits squarely in the frame's opening and then remove it from the window. If the sash is secured to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Windows that are old, especially in older homes, can be difficult to close and open due to sagging hinges and a general inefficiency. In many cases, a few simple fixes can make these windows operate smoothly and save homeowners money on energy costs.

To make these repairs to sash, it's important to have all of the necessary tools in place before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will make it easier to position the channel in the right position after you've finished. Then, remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. The nozzle shield of the heat gun and a medium setting will soften any hardened putty. Remove the old sash, and place it in a bag that is labeled.

Sash Weights

If your window repair near me sash repairs are to replace a damaged cord or simply to keep your windows functioning, replacing worn out weights on sash can improve sash operation and cut down on the energy cost. Sash weights consist of iron or lead cylindricals that are contained in a concealed cavity and are connected via a rope to the movable window sash. They function as counterbalances and allow you to open and close the window without the need for mechanical or electrical devices. If they fail, sashweights tend to be ignored or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to get back and you'll need to find a new one that is suitable for the. You will also require a new piece string, a length of sashcord and a few sashpulleys to secure the weights you are replacing to the cord.

Mortise and Tenon joints are used to join older wood windows. Pin punch and hammer can be used to remove the wood pegs holding the components together. The majority of these pegs are big on one side, and smaller on the other. It is important to first remove the smaller diameter sides. Later sashes used glue instead of pins. They can be separated by using a knife and a mallet.

Once the sash has been released, you can remove the stops on the sash and get access to the pockets for weights. This is usually done via an opening in the bottom of each jamb. This hole is covered by an access panel made of wood which can be removed to allow you to view the inside of the frame.

After the sash has been stopped and the access panel has been removed, you can remove the weight you used and replace it. First, weigh the sash to ensure that the weights you've got may not be the right size. After the new weight is in place then tie a string to it and then thread it through the pulley of the sash. Then nail the string to the frame, but leave a few inches of string sticking out from the head for future adjustments.

Sash Cords

In the majority of double-hung windows the chain or cord is affixed to the weights. This helps keep the sashes of the jamb balanced. As time passes, these cords may break, making it difficult to raise the window. A new sash cord will give you the ability to move the sash upwards and downwards and will keep it in its position when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are typically screwed or nailed into and require removal. You may be able to use a hammer and chisel to prise them off but it's best to lay down dust sheets prior to beginning any work.

After you have removed the access panel, you can begin working on the sash. Utilize a flat bar or chisel, to pry the tiny partsing beads out of their grooves. They are usually wedged in or nailed in, but they can be snipped out which is why it's worth your time here. If the sash is still in place, break the mortise-and tenon joints using a hammer or screwdriver and then take out each wood peg. The sash should move around freely now, however it might require some lubrication to make it feel less stiff.

Determine the length of sash cord/chain required to reach the sash slot at the bottom from the pulley on the top of the jamb. Cut the chain or cord and then attach it as described in Step 6 above. You can use a hammer and nail or screws, but nails are less likely to cause damage.

If you haven't purchased an item that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They're not expensive and are easy to install if you buy them at architectural salvage stores. Depending on the size of your window, one or two sash weights may be needed to keep the sash in an open position.
