Wooden window sashes are a great way to add an elegant look to your home. They are also sturdy and last for a long time provided they are properly maintained. However, they may become damaged or degrade as time passes due to exposure to the elements and wear and wear and tear. Sash repair specialists can restore windows to their original condition and keep them looking great longer than replacement windows.

Weather stripping is the primary issue to take care of when fixing sash windows. It's on both the frame and sash. If it's damaged or worn out, it can cause drafts and other issues. Begin by identifying the brand of window and the manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Remove the sash and mark its width and height so that you can get replacement weather stripping that matches.

Then, remove the sash from its holder and place it on a flat surface to allow you to see all four sides. If the sash is double glazed window repairs near me-hung, take out the weights with their ropes that should be buried within the jamb lining. After you have removed the sash using the utility knife, remove the old weather stripping by hand or with the putty blade.

After the sash is cleaned, you can replace the parting stops. These are long pieces that split the sashes. Pam prefers to replace them with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, however you can also replace them with a piece of scrap wood.

After removing the stopper for the parting and cutting it to length after which, apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound with your putty knife, then let it dry for a minimum of a day. When it's completely dried then apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear due to age and use, and the result can be a door or window that won't open or close easily. It's a good idea to know that replacing and repairing this hardware is often simple and inexpensive. If a sash becomes difficult to operate try spraying lubrication into the jamb channel, and then open it to see if it fixes the problem. If not, the problem is likely to be with the sash balance and you'll need to take out the sash to gain access to the hardware.

Window sashes should be able to open and close with minimal effort. However, this can be difficult if weights are worn out or the sash connecting rail isn't coated. This issue can be caused by a number of factors, including lack of maintenance or by an incorrect weight rating for a particular window sash.

If the hinge arms on windows begin to slide, this can cause the sash drag, and then eventually to hit the frame at the opposite corner (Photo 1). To remedy the issue ensure that the sash is in the proper position within the frame opening, and then take it off. If the sash has been fixed to the hinge arm, take it off the hinge and replace it. (Photo 2). Then, you can install the new sash (Photo 3).

Because of sagging hinges and a general deficiency in energy efficiency, older windows, especially those in older homes, can be difficult to open or close. Sometimes it is a matter of making a few minor adjustments that can allow these windows to operate smoothly and save homeowners money on energy costs.

To make these sash repairs, it's important to have all the necessary tools in place before you begin. Mark the hinge channel location on the frame (Photo 1) using pencil. This will assist you in getting the channel back in place correctly when you're finished. Remove the sash and then remove all hardware, including the beads for parting cords, chains, and cords that keep the sash in place. Heat gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash and store it in an bag that is labeled.

Sash Weights

Sash weights are able to be replaced to improve the performance of your window sash and reduce the energy cost. Sash weights are made of heavy iron or lead cylinders that are enclosed in a hidden cavity and connected by a rope to the movable window sash. These weights function as counterbalances, allowing you to open and shut the window without having to use mechanical or electrical devices. The sash weights are usually disregarded or disabled by homeowners, and are turned into scrap when they break; therefore, you may need to search for replacements.

A weight in a sash that has fallen out of the cavity is difficult to recover and you'll need to find a new one that fits correctly. You will also require a new piece of string, a length sashcord and a few sashpulleys to secure the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join old wood windows. Hammers and pins can be used to take out the wood pegs that hold the components together. The majority of these pegs are large on one side, and smaller on the other. It is crucial to first remove the smaller diameter sides. Later sashes utilized glue instead of pins. They can be cut by using a knife or mallets.

Once the sash has been removed, you can take off the sash stops and access the weight pockets. Usually it is done by drilling a hole near the bottom of each jamb. This hole is covered by a wooden access panel which can be removed so that you can see the inner workings of the frame.

When the sash has been shut off and the access panel has been removed, you can take off the old weight and replace it. Be sure to weigh the sash first, as the weights you have might not be the correct size. After the new weight is installed you can tie a string around it and thread it through the pulley for the sash. Then, nail the string to the boxed frame. Leave a few inches at the head of the string for future adjustments.

Sash Cords

The majority of double glazed window repairs near me-hung windows with a history have a cord or chain attached to the weights which supports and keeps the sashes in balance within the jamb. As time passes, these cords may break, making it impossible to raise the window. A new sash cable can restore the ability to raise and lower the sash and keep it in position when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are usually installed by screws or nails and will need to be removed or repositioned. You might be able to use a hammer or chisel to prise them off, but it's always better to lay down dust sheets before commencing any work.

After you have removed the access panel, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves using the chisel or flat bar. These are often wedged in or nailed but can be prised free which is why it's worth your time. If the sash remains in place, pry out the mortise and tenon joints with the help of a hammer and pin or screwdriver, then unhook the wood pegs that are on each component. The sash should be able move freely now, but it may require some lubrication in order to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley on the top of the jamb to the sash slot at the bottom. Cut the chain or cord and attach it in the previous step. You can either use a hammer and screws or nails, however nails are less likely to cause damage.

If you don't have an upgrade kit to replace the old counterbalance system it's best to keep the original weights for balancing in place. They are not expensive and easy to install if purchased them at architectural salvage stores. Based on the size of your window, one or two sashweights may be needed to keep the sash in an open position.
