Window Sash Repairs

Window sashes must be regularly checked for mold, mildew, and damage. You can reduce future repair costs by catching these issues early on, before they get out of hand.

The sash is the interior framing that moves vertically up or down in windows that open. This article will teach you how to make several simple sash repairs.

Weather Stripping

Wooden window sashes are a great way to add an elegant look to your home. They are also durable and can last many years provided they are properly maintained. They may, however, become damaged or degraded with time, due to exposure and normal wear. Thankfully, sash repair experts can bring your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

The first step to sash window repairs is addressing weather stripping, which can be found on both the sash as well as the frame. It can cause drafts if it's worn or loose. Begin by identifying the window brand and the manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Then, take the sash off and mark its width and height, so you can find replacement weather stripping to match.

Then, remove the sash from its holder and place it on flat surfaces to allow you to access all four sides. It's good to know that replacing and repairing this hardware is often straightforward and cost-effective. If you're having difficulty opening a sash spray some lubricant into the jamb channel. Then, you can slide the sash open to see if this resolves the issue. If the issue persists, it is most likely that the sash balance is off. You'll need to remove the window sash to get access to this part of the hardware.

In many cases it is a matter of making a few minor adjustments that can make these windows operate smoothly and save homeowners money on energy costs.

It is crucial to have the tools you require before you begin. Mark the location of the hinge channel on the frame (Photo 1) with a pencil. This will assist you in getting the channel back into place correctly when you're finished. Remove the sash and then remove all hardware, including the parting beads cords, chains, and cords that hold the sash in place. Heat gun with nozzle shield and medium setting will soften any putty that has been hardened. Remove the old sash and put it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to keep the windows functional, replacing worn out weights for sash will improve its operation and help reduce energy costs. The first step to replace cords for sash is to locate and remove the access panels within the jambs. These are usually installed by screws or nails and must be removed or moved. You might be able to use a hammer or chisel for removing them but it's best to lay down dust sheets prior to commencing any work.

Once the access panel is removed, you can start working on the sash. Utilize a flat bar, or chisel to pry the small parting beads from their grooves. It's important to be patient as they're often placed in a wedge or nail. If the sash is still in place, pry the mortise and tenon joints free with a screwdriver or hammer and then take out each wood peg.
