Window Sash Repairs

The sash is the internal framing that can be moved vertically up or down in windows that open. This article will show you how to do simple repairs to sash.

Weather Stripping

It is crucial to have the tools you require before you start. Start by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will help you to place the channel in the correct location after you've completed. Take the sash off, and remove all the hardware, including the parting beads cords, chains, and cords that help to hold the sash. Heat gun with nozzle shield and a medium setting can soften any hardened putty. Remove the old sash, and place it in a labelled bag.

Sash Weights

Sash weights can be changed to improve the operation of your window sash and decrease energy costs. Sash weights are made of heavy lead or iron cylinders that are enclosed in a hidden cavity and connected by a rope to the movable window sash. These weights act as counterbalances, allowing you to open and close the window without requiring mechanical or electrical devices. If they fail, sashweights are usually left unnoticed or disabled by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that fits properly. You will also require a new piece string, a length of sashcord and some sashpulleys to tie the new weights to the cord.

Older windows made of wood are joined by mortise and tenon joints. The wood pegs holding the components together can be removed by a pin punch and hammer. The majority of them are large on one side, but smaller on the other. It is crucial to remove first the smaller diameter sides. Later sashes used glue instead of pins. They can be cut by using a knife and a mallet.

After you have removed the access panel, you are able to begin to work on the sash. Take the narrow beads (also known as "tie rails") out of their grooves using the chisel or flat bar. With the sash open Take a measurement of the sash chain to extend from the pulley at the top of the jamb to the sash slot on the bottom. Cut the chain or cord and then secure it in Step 6 above. You can either employ a hammer, nail or screws, but nails are less likely to cause damage.

If you don't have an item that replaces the old counterbalance system it is recommended to keep the original balancing weights in place. It's not expensive to buy them from architectural salvage stores and they will be easy to install once you have the sash open. Based on the size of your window one or two sash weights could be needed to keep it open.
