If the water is coming in from outside or is visible through the frame it's best to contact a professional to help you with the repairs immediately. Leaking windows are one of the most common causes of structural and mold damage and should not be left untreated.

In many cases, a simple caulking layer is enough to stop the leaks. Before you apply the new caulking, it's necessary clean the area and remove any existing caulking.

You'll also have to inspect the weep holes on the frame to ensure they're not clogged with debris. These are designed to drain off excess rainwater, however they can get blocked by insect carcasses and other debris in time.

If windows are double-paned, you'll also need to examine the seal between the glass and the metal frame. This creates a gas barrier between the panes, making windows more energy efficient. Over time the seal will get worn out and let water to enter your home.

Another indication of leaks is the appearance of water stains on ceiling and walls. The drywall will turn discolored once it is saturated with water. There may also be peeling paint caused by the effects of water destroying its adhesive properties and tearing it away from the wall.

Faux Muntins & Mullions

In the past, mullions and muntins (or glazing bars in the UK) separated and held glass panes in traditional multi-pane windows. After WWII, larger expanses tempered glass were available. Nowadays, they're used as a decorative element in some older homes.

Rain or wind can cause damage to a single support or a small group, leaving a crack in the window. Repairs can be made to the majority of these brittle and decaying elements.

If you have an even more serious issue such as cracks that create an hourglass-like shape in the middle of the window, it's likely to be recommended to replace the sash. In these instances, it's important to find the right replacement window that matches the design and size of the present one.

Installing a grid window is a cheaper alternative. These windows feature a complete pane of glass that is topped with muntins that are that are glued to the surface which gives them a split appearance. They're not as energy efficient as traditional windows, but they are.

After you've removed your sash, you must make sure you compare its metal tabs to those of your new sash. If they are different it will be difficult to insert the new sash in its proper slot and will affect how well the sash operates. This can be corrected by placing the tabs at their correct places on the new window.
