window replacement Sash Repairs

doorpanels-300x200.jpgMake sure to check the sashes of your windows regularly for damage, mildew, and mold. You can reduce the cost of repairs in the future by catching these issues early on before they get out of hand.

The sash is an interior frame that is vertically moved either up or down in windows that are open. This article will show you how to do simple sash repairs.

Weather Stripping

Wood window sashes add a classic aesthetic to your home and, when properly maintained, can last for years. However, they may become damaged or degrade over time due to exposure to the elements and normal wear and tear. Sash repair experts can restore windows to their original condition and keep them looking great longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's worn or loose, out, it can lead to drafts and other problems. Start by identifying the window brand and the glass manufacturer's date (etched on the glass's corners or on the aluminum spacers between panes). Then, take the sash off and mark its width and height to find replacement weather stripping to match.

Then, you can remove the sash from its holder and place it on a flat surface to allow you to reach all four sides. If your sash has a double-hung, repairs you'll need to take off the weights and their accompanying ropes that should have fallen into the pocket that was intended to be in the jamb liner. Once you've removed the sash, use a utility knife to remove the old weather stripping at the corners. Then, remove it manually or using a putty knife.

When the sash is clean, you can replace the parting stops. These are long pieces that separate the sashes. Pam prefers to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, but you could also use a piece of scrap wood.

After removing the parting stops and trimming them to the desired length and thickness, apply a thin layer of glazing compound to the bottom of the sash. Smooth out the compound using your putty knife and let it dry for at least a few days. Once it's fully cured and dried, apply a second coat of acrylic latex paint. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports the window sashes may wear out over time and with use. This can result in a door or a window that is difficult to open or close. The good news is that repairing and replacing this hardware is usually quite simple and inexpensive. If you're having trouble opening the sash, spray some grease into the jamb channel. Then, you can slide the sash out to see if it resolves the problem. If the issue persists it's most likely that the sash balance is off. It is necessary to remove the window sash in order to get access to this part of the hardware.

The ideal situation is for window sashes to be able to open and close without effort, but this is an issue if the weights become worn or if the sash meeting rail isn't properly coated. This issue could be caused by a variety of factors, including insufficient maintenance or the wrong weight rating for the particular sash.

If the hinge arms on the window begin to move, this could cause the sash to drag and then hit the frame in the opposite corner (Photo 1). To remedy the issue make sure the sash is aligned in the frame's opening and take it off. If the sash is secured to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Old windows, particularly those in older homes, can be difficult to close and open because of sagging hinges and a general inefficiency. In most instances, a few minor repairs can turn these windows into smooth operation and save homeowners money on energy bills.

To complete these sash repairs it is essential to have all the tools needed before you begin. Begin by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will help you get the channel back in position correctly after you've completed. Remove the sash, and remove all the hardware, including the beads for parting cords, chains, and cords that keep the sash in place. Soften any hardened putty with an electric heat gun set to medium and fitted with a shield to block the nozzle. Remove the old sash, and place it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to keep your windows functioning by replacing worn out weights on sash can improve sash operation and cut down on energy costs. Sash weights are heavy lead or iron cylinders enclosed in a hidden cavity and attached to the movable the sash with rope. These weights act as counterbalances, allowing you to open and shut the window without having to use mechanical or electrical devices. The sash-weights are typically ignored or discarded by homeowners and then turned into scrap when they break; therefore, you may need to search for replacements.

It is difficult to recover a sash-weight that has fallen from the cavity, so you'll want to find one that fits properly. You will also need a new piece of string, a length sash cord and some sash pulleys to tie the new sash weights onto the sash cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs that hold the components together can be removed by the use of a pin punch and hammer. Most of them have an enormous diameter on one side and a smaller size on the other side, so it is crucial to take out the smaller-diameter ones first. Later sashes utilized glue instead of pins. They can be cut by using a knife and mallet.

After the sash is removed, you can take off the stops on the sash and get access to the weight pockets. This is usually done via an opening at the bottom of each jamb. This hole is covered with an unfinished wooden panel that can be removed to reveal the inside workings.

After the sash has been stopped and the access panel removed, you'll be able to remove the weight of the old sash and replace it with new. First, weigh the sash because the weights you have might not be the correct size. After the new weight has been installed, thread an appropriate length of string through the pulling mechanism. Then attach the string to the boxed frame, but only leave a few inches of string protruding from the head for future adjustment.

Sash Cords

Most old double-hung windows include a chain or cord attached to the weights that supports and keeps the sashes in balance in the jamb. Over time these cords can break, making it impossible to raise the window. A new sash cord can restore the ability to move the sash upwards and downwards and keep it in position when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. These are usually nailed or screwed in and will require to be removed or repositioned. You may be able to use a hammer and chisel to remove them but it's best to lay down dust sheets prior to starting any work.

Once the access panel is removed, you can start working on the sash. Utilize a flat bar or chisel to pry the small parting beads from their grooves. It is important to be patient as they're often stuck or nailed to the floor. If the sash is in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then remove the wood pegs attached to each component. The sash should be able move around freely now, however it may need some lubrication to make it feel less stiff.

Determine the length of sash chain/sash cord needed to reach the sash slot on the bottom from the pulley at the top of the jamb. Cut the chain or cord and then attach it as described in Step 6 above. You can either employ a hammer, screws or nails, however nails are less likely to cause damage.

It's best to leave the original weights in place unless you've purchased a kit that will replace the counterbalance. It's cheap to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash opened. Based on the dimensions and shape of your window, you might need to install one or two sashweights to keep the sash open.
