To fix it, start by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, take it off and place it on a surface so that you can reach all four sides. If the sash is double-hung, you must remove the weights with their ropes that should have fallen into the pocket in the jamb lining. Once you've removed the sash, use a utility knife to cut off the old weather stripping at the corners, then remove it by hand or using a putty knife.

After removing the parting stops and cutting them to the desired length then apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound using a putty tool, and let it dry for at least one day. After the putty has completely cure it is possible to apply an acrylic latex topcoat. This will protect the putty, and give your sash an updated look.

Sash Hardware

The hardware that holds the window sashes may wear out with time and use. This could lead to windows or doors that is difficult to open or window repairs close. The good thing is that fixing and replacing this hardware is usually relatively easy and affordable. If you're having difficulty opening the sash, spray some oil into the jamb channel. Then slide the sash open to see if it resolves the problem. If not, the problem is likely with the sash balance and you'll have to take off the sash in order to access this hardware.

Window sashes should be able to open and close with minimal effort. However, this could be difficult if the weights are worn out or the sash-to rail meeting rail is not properly coated. This issue can be due to many factors that include an absence of maintenance or an unmatched weight rating.

If the hinge arms of a window are beginning to sag, this can cause the sash to slide and eventually land on the frame in the corner opposite the hinge arm (Photo 1). To fix the problem ensure that the sash is aligned in the frame's opening and take it off. If the sash has been screwed onto the hinge arm, take it off the hinge and replace it. (Photo 2). Then, you can install the new sash (Photo 3).

Windows that are old, especially in older homes, can be difficult to open and close because of sagging hinges and an overall lack of energy efficiency. In many instances, a few easy repairs can turn these windows into smooth operators and save homeowners cash on energy costs.

It is crucial to have the tools you need before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). A hot gun with nozzle shield and medium setting will soften any putty that has been hardened. Take off the old sash and keep it in a bag labeled.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to ensure that the windows are functional by replacing worn out weights on sash can improve sash operation and cut down on energy costs. Sash weights are heavy lead or iron cylinders enclosed in a concealed cavity and connected to the movable window sash using a rope. These weights provide counterbalance which allows the window to be closed and opened without using mechanical or electrical devices. When they fail, sashweights are usually ignored or disabled by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits correctly. You will also need an additional piece of string, a length of the sash cord, as well as some sash pulleys to connect the new sash weights the sash cord.

Mortise and Tenon joints are used to join windows made of older wood. The wood pegs that hold the parts together can be removed by a pin punch and hammer. The majority of them have an enormous diameter on one side and a smaller one on the other side, so it is important to remove the smaller-diameter sides first. Later sashes used glue instead of pins. They can be cut by using a knife and a mallet.

After the sash has been removed, you can remove the sash stop and gain access to the weight pocket. This is typically done by drilling an opening in the bottom of each jamb. The hole is then covered with a wooden access panel that can be ripped off to allow you to observe the inner workings of the frame.

After the sash has been stopped and the access panel is removed, you can take off the old weight and replace it. Make sure you weigh the sash prior to you begin, as the old weights may be different sizes than the one you need. After the new weight is installed, you can thread the string through the sash pulling mechanism. Then, nail the string to your boxed frame. Leave a few inches at the head of the string to allow for future adjustments.

Sash Cords

Most old double glazing near me-hung windows have a cord or chain attached to the weights which supports and keeps the sashes balanced in the jamb. Over time, these cords can get damaged and make it impossible to raise windows. A new sash cable will restore the ability to raise and lower the sash and keep it in place when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are usually nailed or screwed in and will require to be removed or relocated. It may be possible to remove them using the hammer or chisel however, it is best to lay out dust sheets prior to starting any work.

After you have removed the access panel, you are able to begin to work on the sash. Utilize a flat bar or chisel to pry the tiny parting beads from their grooves. They are typically wedged into or nailed in, but they can be prised free which is why it's worth your time here. If the sash is still in place, remove the mortise and tenon joints with pin punch and hammer or screwdriver, then remove the wood pegs attached to the components. The sash should be able move around freely now, however it might require some lubrication to make it feel less stiff.

With the sash open, measure enough sash cord/chain to reach from the pulley on the top of the jamb to the sash slot at the bottom. Cut the chain or cord, and then secure it in the step 6 above. You can do this with a hammer, nails, or screws. However, nails are less likely to cause damage.

It's best to leave the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance. It's not expensive to buy them from a salvage store and they'll be easy to install once you've got the sash unlocked. Based on the size of your window, one or Window Repairs two sashweights may be needed to keep the sash in an open position.
